Upon your acceptance to move forward in finding you a home, we will need to pre-qualify you for a mortgage. In order to get the best possible approval, we ask that you bring the following information with you to your initial appointment:
The following information must be provided by ALL borrowers:
Employment/Housing Information
-Home Address and time of residency for ALL residences for previous two years
-Address and Phone numbers for ALL employers for previous two years
Income Information
-Current paystubs for the recent month*
-W-2's and tax returns for the most recent two years*
-If self-employed: Year-to-Date profit and loss statement*
*If you cannot provide this information, we may be able to use a no- income verification loan program.
-Award letter from Social Security (if retired or disabled)
-Information regarding disability income (if disabled)
Asset Information
-2 months most recent bank statements for ALL checking and savings accounts
-Most recent statement for all investment accounts
-Most recent statement for ALL retirement accounts
-Current death benefit and cash value of all life insurance (an estimate is fine)
-List of all real estate owned
-Lease agreements on all property you own that is leased to others (Rental Property)
*If you cannot provide this information, we may be able to use a stated asset program.
Miscellaneous Information
-A purchase contract for your current house (if you have just sold it)
-Divorce settlement papers (if you have recently been divorced)
-Statements for any credit cards that have recently been paid off
-Bankruptcy papers (if discharged within the last 7 years)
Having these items on hand on your first visit will help speed up the approval process. The only fee for pre-qualification is $18. This is our cost to pull your credit report. We do have to pull our own report. We cannot accept one you provide to us.
After this initial meeting, you should have a general idea if you qualify for the size and type of loan you want. We will start the home search process with you as soon as the pre-qualification meeting is complete and you are pre-qualified.
