If we can't sell your home, we'll buy it! This is our Guaranteed Sale Program
If we can't sell your home within 90 days of listing it, we'll buy it from you for a predetermined price. We will agree to a price up front, and you only have to sell to us if you want to (you are not required to sell to us at the end of 90 days).
The average purchase price we pay for homes in this program is around 90% of fair market value after all traditional closting costs are deducted. Price varies depending on condition of the home and overall value of the home.
Our guaranteed sale program allows you to "move on." We typically use these homes in our Rent-to-Own program. If you prefer, you can enter your home in our "Partnership Program." Most partners receive 100% of the value of their home now, plus future appreciation later...and all this with virtually no down-side risk. You become a partner in our Rent-to-Own program. A great alternative if you are flexible on the way you are willing to sell.
It's also great if your building a new home. We'll buy your current home and allow you to live in it until your new home is built. This eliminates the need for a double move, putting things into storage, etc. This is our sale-leaseback program.
This program is also good if a new home builder that your trying to buy a home through requires your home to be sold prior to them accepting a contract from you (they won't allow a contingency). We will buy your home from you to satisfy the new home builder's needs. You can then lease back from us until your new home is ready.
